Construction 'digs' to Georgetown

​​​​​​​​​​GEORGETOWN – Lured in part by city incentives, HOLT CAT will open a construction equipment sales and service center in Georgetown for Caterpillar Inc. machinery. 

The $20 million facility will occupy 60,000 sf at 2101 Airport Rd. near I-35 in Georgetown—a town about 35 miles north of downtown Austin.

After it opens in 2018, the facility is expected to generate at least $27.5 million in sales per year over the next five years.

The company will need heavy-equipment mechanics plus administrative support. 

Setting real estate records, thanks to millennials and retirees

​​AMARILLO – Amarillo has joined the rest of Texas in setting real estate records in 2016.​

The number of home sales and the average price of homes increased by more than 2 percent from 2015.

In total, 2,980 homes were sold in Amarillo, at an average sale price of $178,194.

Amarillo market research shows the area is less volatile, making buying and selling homes easier.

"We continually have an increase, not a boom or bust mentality, but we continue to go forward and set new records," said Real Estate Broker with Berkshire Hathaway, Greg Glenn. 

"We see a lot of activity in the under 35 market and in the 65 and up," said Glenn. "Not that it has stopped in the middle, but those tend to be the two fastest."​

Smith County breaks home sales record; demand outpacing supply

SMITH COUNTY – In 2016, a record number of Smith County homes sold. A total of 2,539 home sales closed, compared to 2015’s 2,492 (that was also a record year).

The average price was more than 4 percent higher than last year. 

The average sales price for 2016 was $208,329, compared to 2015’s average of $199,568.

That’s true of the median sales price, as well. The median sales price for 2016 was $175,000, up 4.48 percent over 2015’s $167,500.​

There's a lot of pent-up demand, and that could mean a real increase in pricing. 

That's not something that would happen quickly, but it's something that could happen toward the end of 2017.​
